Amsterdam-Oost is the city's reinvention story. Once overlooked, the sprawling eastern district now pulls young professionals and families east with its Dappermarkt and Javastraat energy, the green expanses of Oosterpark and Frankendael, and a food scene that ranges from Indische Buurt eateries to the greenhouse fine dining of De Kas. Prices remain below the prime centre, and the area posts some of Amsterdam's fastest appreciation. For investors, Oost is the value-and-growth corner of a famously expensive city, with yields of around 4.5-5% beating the prime quarters. But the same rules apply: Amsterdam's citywide self-occupancy requirement limits buy-to-let on mid-priced homes, and Box 3 tax erodes portfolio returns. Quality also varies block to block as gentrification spreads unevenly. The result is an owner-occupier-led market with selective rental upside at the higher end, rewarding careful, location-specific selection.
