About Kızılay

Kızılay is the heart of modern Ankara, Güvenpark and Kızılay Square sit at the junction of Atatürk Boulevard, the M1/M2 Metro and the Ankaray line, making it the most pedestrian and transit-connected point in the city. Sakarya Caddesi's fish-and-meyhane lanes and the Yüksel/Konur pedestrian streets keep it busy day and night. The district is commercial, governmental and student-driven, with high rental demand from professionals and nearby Hacettepe/Ankara University students. Foreign-buyer activity is negligible; the investment case is centrality and dependable lira rental income, tempered by older building stock, a saturating short-let market and real returns far below the nominal lira figure.
