Berawa is the polished heart of greater Canggu, the area that turned Bali's surf coast into a global digital-nomad capital. Landmark beach clubs, Finns, Atlas, La Brisa, anchor a scene of trendy cafes, brunch spots, concept stores, and the well-regarded Canggu Community School. Remote workers, surfers, and lifestyle expats have flooded in, and Berawa now commands the highest average daily rental rates in the Canggu cluster, making it the island's premier short-term-rental market. For investors, that demand is the draw: strong occupancy, top daily rates, and broad Bali villa yields in the high single digits to low double digits. But the boom carries its own warning, intense villa construction across Canggu has sparked real concern about oversupply, traffic congestion, and softening rates as new stock arrives, while the rice fields that once defined the area disappear under development. Layered on top is Indonesia's foreign-ownership regime, which bars freehold and channels foreigners into leasehold or Hak Pakai structures. Berawa offers Bali's strongest rental engine, but buyers should weigh saturation risk carefully.
