Lago Sul is Brasília's most prestigious address: a low-density district of large gated mansions on spacious lots along the southern shore of Lake Paranoá, home to embassies, diplomats and the Federal District's highest incomes. Life centres on the lake, the Pontão do Lago Sul leisure hub, the Juscelino Kubitschek bridge and ecological parks, in a secure, green, car-oriented setting. For investors, Lago Sul is a trophy and capital-preservation market: detached mansions command the city's highest tickets with structurally low gross yields of ~3.5–4.5%, typical of villa stock, better suited to diplomatic lessors and long-hold owners than to income.
