Manga

Manga is a residential island between the walled city and the bay, distinguished by its early-20th-century mansions in republican and even neo-Arabic styles, tree-lined streets, the historic Club de Pesca marina set within the colonial Fuerte de San Sebastián del Pastelillo, and bridges like the Puente Román linking it to the centre. It is calmer, more local and notably better value than the tourist zones, while still minutes from the walled city. For investors, Manga is Cartagena's value-and-yield residential play: distinctive heritage architecture and a marina setting at prices well below Bocagrande or the Centro Histórico, with strong local-rental yields of ~6–7.5%. Because demand is driven by local families and long-term tenants rather than tourism, it is lower-volatility and less seasonal than the resort strips. Colombia's fully open foreign-ownership regime keeps acquisition simple, often in US dollars, and the real-estate Migrant (M) visa is available; Caribbean-climate maintenance is the standard consideration.
