Bouskoura

Bouskoura is greater Casablanca's garden suburb, a low-rise, fast-growing district built around a large eucalyptus forest and a cluster of golf courses. Its identity is split: the premium pocket is the Prestigia-developed Bouskoura Golf City and Ville Verte, with manicured gated compounds, a French international school and golf-front villas, while the older Bouskoura Ville offers far cheaper, more modest stock. Life is green, calm and family-oriented but firmly car-dependent, with residents moving between compounds, schools, the Aeria Mall and the golf clubs by car. Safety is high in the gated communities, and the forest and courses give the area a genuine outdoor draw. For investors, the essential discipline is to price the sub-district, not the name: Bouskoura spans roughly MAD 6,000-18,000 per square metre. Yields around 4-6% make this a growth and lifestyle play, but a thin luxury-villa buyer pool slows resale and heavy off-plan supply caps appreciation. Foreign buyers should also verify that any fringe villa plot is not agricultural-zoned.
