Durban Point Waterfront

Durban's marina-regeneration frontier at the harbour mouth, new-build waterfront with upside and execution risk

About Durban Point Waterfront

The Durban Point Waterfront is the city's flagship regeneration: a multi-billion-rand, phased redevelopment at the entrance to Africa's busiest port, turning a long-neglected precinct into mixed-use apartment towers, retail and a planned marina, right beside uShaka Marine World and Vetch's beaches. Phase 1's blocks are largely complete and Phase 2 land has been released, so the precinct is visibly taking shape but not finished. Uniquely on this list, it sits on the People Mover Beach Line, giving real public-transport access. For investors it is the boldest play in Durban, genuine waterfront scarcity and serious committed capital point to capital growth, and new stock lets at ~9.5–10% gross. But it carries the most execution risk: the surrounding Point/CBD edge is still mid-regeneration, new-build supply can cap short-term appreciation, and outcomes hinge on developer quality and phase timing. Suitable for a risk-tolerant, off-plan-comfortable buyer betting on the regeneration thesis.
