Tan An is where everyday Hoi An lives and trades, a settled ward on the western edge of the Ancient Town centred on the Central Market and the Thu Bon river. It trades the polish of the heritage core and the beaches for authentic local life, lower prices and a position that still puts the famous lantern-lit streets within a short walk or ride. For investors, Tan An is a value-and-stability play rather than a yield maximiser. Demand is local and market-driven, which steadies values but caps the tourism-led rental premium found nearer the beach. The bigger consideration is ownership: the ward's shophouses and town houses are land-based and largely outside foreign eligibility under Vietnam's 50-year, 30%-per-building and house-quota rules, so foreign buyers should focus on quota-compliant condos or licensed developments and verify title eligibility before committing.
