Kota Laksamana is Melaka at its most urban: a flat grid of reclaimed land packed with serviced-apartment towers, integrated developments like Hatten City and Imperio, and the state’s three biggest malls, Mahkota Parade, Dataran Pahlawan and Hatten Square, all within walking distance. Wedged against the heritage core and the river cruise, it offers the best dining and nightlife in Melaka and a tourist energy that never really switches off, which is exactly what draws short-let investors. But this is also where the brochures and the data diverge. The district carries the bulk of Melaka’s documented high-rise overhang, a glut of completed-unsold and still-in-pipeline serviced apartments against demand that has consistently favoured landed homes. The result is the highest psf in the state paired with flat appreciation and sluggish resale. The honest framing: buy here for tourism-driven rental cash flow and the low RM500k foreign entry threshold, not for capital growth, and price in the real risk that you are buying into an oversupplied, tourism-cyclical market. Differentiated, well-managed short-let stock can still perform, but commodity towers compete on price and sit for a long time on resale.
