Bacocho is the planned, upscale residential district on the northwest side of town, known for its wide avenues, gated lots, larger homes, and the long Playa Bacocho, site of the famous sea-turtle release. More orderly and spacious than the surf zones, it appeals to families and buyers wanting a calmer, residential base with easy airport access. For investors, Bacocho offers the city's most space-for-value, with larger lots and homes and per-m2 pricing below the beachfront strip. It appreciated with the market at 8-12%, and yields run 6-9% on a blend of long-term and vacation rentals. As coastal Restricted-Zone property, foreign buyers use a fideicomiso.
