Souissi is where Rabat keeps its elite. A leafy, low-density quarter of walled villas and large gardens on the city's southern edge, it borders the cork-oak Mamora forest and wraps around the renowned Royal Golf Dar Es Salam. Embassies, ministerial residences and the capital's wealthiest families share its quiet, tree-shaded streets, and a mild microclimate makes it noticeably greener than the rest of the city. Life here is spacious and car-based, with top international schools and the Mega Mall within reach. For investors Souissi is a capital-preservation and prestige play rather than an income one: yields are modest, transactions are slow and entry prices are high, but elite demand for its scarce villa stock is durable.
