Yacoub El Mansour

Yacoub El Mansour is one of Rabat's largest and youngest districts, a dense southwest quarter of around 168,000 mostly young residents that is openly a quartier populaire. It is a working and lower-middle-class area with a strong football culture, anchored by the Prince Moulay Abdellah sports complex with its stadium, arena and Olympic pool, and supported by state social investment such as the Al Amal complex. Daily life is local and walkable, organised around the main avenues of Hassan II and Al Majd, with neighbourhood cafes, the Marjane hypermarket and a weekly souk covering most needs. It is a normal residential district that calls for ordinary urban precautions rather than any special concern. For investors, Yacoub El Mansour pairs Rabat's lowest entry prices with its strongest gross yields, around 6.5-7.5%, thanks to deep local rental demand. The trade-off is the buyer base: it is local and budget-focused, resale skews to owner-occupiers, expat demand is thin, and capital-growth upside is limited. Morocco's open freehold rules keep the purchase straightforward for foreigners.
