Teika

Teika is a leafy pre-war garden suburb northeast of central Riga that has quietly become one of the city's most desirable up-and-coming neighbourhoods. Its character mixes functionalist and wooden Latvian architecture with greenery, good schools and a calm residential feel, but its energy now comes from the VEF Quarter, the sprawling former electronics factory reborn as a creative district of art spaces, nightclubs, offices, food trucks and concerts. The city's development plan identifies VEF as a candidate to become a 'new centre of Riga'. For investors, Teika offers a combination Riga rarely provides: durable rental demand and genuine appreciation potential. It already tops Riga's standard-apartment price rankings (€1,072/m² in October 2025) and is consistently flagged among the strongest-growth districts, yet entry prices for older series stock remain accessible. The most effective strategy is value-add, acquiring and renovating Soviet-era apartments to capture the gap to modern pricing, while benefiting from the long-run uplift as VEF matures.
