San Salvador's Centro Historico has been transformed by a $200M+ government revitalization, turning a once-blighted downtown into a clean, walkable showcase around the Metropolitan Cathedral, the National Palace, the National Theatre and the restored Plaza Gerardo Barrios and Plaza Libertad. Dramatically reduced crime, new pedestrian streets, libraries and the Bicentennial Tourist Center have brought residents, students and visitors back to the colonial core. For investors the Centro is the capital's contrarian value play: older mixed-use buildings and apartments trade well below the western districts at roughly $500-$900/m2, with room for repositioning as boutique hotels, hostels and short-term rentals catch the tourism rebound that brought 3.9M visitors to El Salvador in 2024. Yields on renovated rental stock can exceed 8%, and early movers are betting on outsized appreciation as the regeneration matures.
