Pumpkin Hill is the highest point on Utila, on the island's eastern end, fronting wild north-shore beaches and ironshore reachable by a roughly hour-long cross-island walk or cart ride from town. It is the island's most secluded and undeveloped zone, prized for privacy, sunrise beaches, and lower land prices, drawing buyers focused on land banking and off-grid or boutique builds rather than turnkey rental income. Vacant lots here are among Utila's most affordable, starting around US$30,000 and rising for larger or beachfront parcels toward US$150,000-plus; finished homes are scarce and command premiums for their seclusion. Rental income is more limited given distance from town, so the play is longer-horizon appreciation as the island develops outward. Patience and self-sufficiency on utilities are essential, and corporate title is typical for larger coastal acreage.
