About La Pena

La Pena takes its name from the dramatic rock outcrop overlooking the lake and is Valle de Bravo's most prestigious, highest-priced district. Its lakefront and near-lakefront estates enjoy direct water access, private docks, and the best sailing and sunset views in town, making it the trophy address for the capital's wealthiest buyers. This is the town's ultra-luxury tier: average house values reach roughly MXN 27.9M (about USD 1.4M), with per-m2 figures of USD 2,800-3,500 on lakefront product. As inland property outside the Restricted Zone, foreign buyers hold direct fee-simple title with no fideicomiso. Rental turnover is low so yields are modest at 4-5%, but scarce lakefront frontage drives the town's strongest value retention and 7-8% appreciation.
