Ajapnyak

Ajapnyak spreads across northwestern Yerevan, with its eastern boundary dropping into the dramatic Hrazdan River gorge. It is a Soviet-era residential district of cafe-lined streets such as Halabyan and Margaryan, where new-build complexes are steadily appearing among the older blocks, many trading on their panoramic gorge views. The district's strongest suit is green space: Tumanyan Park and Buenos Aires Park sit in and around the gorge, and outdoor recreation is genuinely good. Premium gyms and schools are lighter here than in the centre, and Komitas Avenue, often linked to the area, is in fact in neighbouring Arabkir. For investors it is a mid-tier residential play, tempered by the post-2022 cooling in relocation demand and regional geopolitical risk.
